In my experience I would say most water heaters have a life of about 12 to 18 years. Eventually the water heaters will rust out the tank and then usually slowly start leaking although I have seen them really bust open and flood. So if you have an older water heater and some of the other parts go out on it such as the elements, themostat, gas valve ect. you may want to decide do I money into this old heater and hire a plumber to fix these problems or do I just have a plumber install a new heater so I don't have to mess with it for a long time. The life range seems to also vary on how hard the water is. It seems like in Battle Ground I have ran across water heaters going out on the lower end of the life range and they seem to have harder water. There are always exceptions, I once replaced a really old water heater and looked up the serial number and it was 79 years old!
